Seasonal timing

Roughly 134 freeze nights a season means the ground water feeding the tank stays cold for months, so a heater that was marginal at first frost around October 18 rarely improves on its own.

Common questions

How much does a plumber cost?

It depends on the job and how bad the problem is. That is why the first step is a phone call. Describe the problem and get your free estimate on the phone, with upfront pricing.

Will I talk to a real person?

Yes, you will.

Do I need to fill out a form?

No forms and no waiting on emailed quotes. One phone call is all it takes.

Can I get help at night or on a weekend?

We have plumbers ready to help families in the community 24/7, but moment-to-moment availability depends on demand. Call to find out how soon we can service your home.

Should I wait to call?

You already know that plumbing problems don't go away on their own. And waiting just increases the risks to your house. Plumbers see this hesitation all the time. Instead of regretting not calling earlier, just make that 2-minute call now and get your free estimate.

People also ask

How long does a water heater usually last around here?

Ten to fifteen years is the common range, and cold inlet water tends to take a year or two off the back end of it. Rumbling, a longer wait for hot water, and rust at the fittings are the signals worth acting on.

What is the popping noise coming from the tank?

Almost always sediment. Minerals settle into a crust on the tank floor, water gets trapped under it, and the burner boils it. A plumber can drain and flush the tank, or measure whether it is far enough gone to replace.

Who owns the water line between the street and the house?

The homeowner generally owns the portion from the curb stop into the building, and the utility owns what sits on the street side of it. That split is worth knowing before a repair gets scheduled.

Does homeowners insurance cover a tank that split open?

It depends entirely on the policy and on whether the failure counts as sudden. Contact your insurance provider before anything is hauled out, because they usually want to see the failed unit. Plenty of Brighton and Ann Arbor policies read differently from each other.
