Kingsford's unique plumbing challenges

About 182 nights a year below freezing, when uninsulated crawlspace lines give out

The oldest blocks in town run plumbing decades older than the newer builds toward Iron Mountain

Seasonal timing

The hot stretch is narrow, about 2 days a year above 90, and that's the window when outdoor spigots and hose bibs get used enough for a slow leak behind the siding to finally show.

Common questions

How much does a plumber cost?

It depends on the job and how bad the problem is. That is why the first step is a phone call. Describe the problem and get your free estimate on the phone, with upfront pricing.

Will I talk to a real person?

Yes, you will.

Do I need to fill out a form?

No forms and no waiting on emailed quotes. One phone call is all it takes.

Can I get help at night or on a weekend?

We have plumbers ready to help families in the community 24/7, but moment-to-moment availability depends on demand. Call to find out how soon we can service your home.

Should I wait to call?

You already know that plumbing problems don't go away on their own. And waiting just increases the risks to your house. Plumbers see this hesitation all the time. Instead of regretting not calling earlier, just make that 2-minute call now and get your free estimate.

People also ask

Why has my water pressure dropped over the years?

Two things do this in older houses: mineral scale closing the pipe from the inside, and a regulator that has stopped holding its setting. Because both are gradual you adapt without noticing. A gauge and a look at the pipe material separate them quickly. The same applies in Caspian.

Does my homeowners insurance cover a water leak?

It depends on the policy and on what failed, so contact your insurance provider before you assume either way. Sudden damage and slow seepage are usually treated very differently, and the buried service line is often its own separate question. Photograph everything before repairs begin. It reads the same for houses in Iron River.

Do I need to do anything with the outside spigots before winter?

Shut off the interior valve that feeds the hose bib and drain the line, and leave the hose off the tap. A hose left connected traps water in the bib, which is where the split usually happens. If you cannot find an interior shutoff for that line, a plumber can tell you whether the bib is a frost-free type. Houses toward Iron Mountain run into the same thing.

Where is my main shutoff likely to be?

Usually where the service line enters, near the meter, on the wall facing the street. In an older house it may be a gate valve that has not been turned in years, which is worth testing before you need it. Everyone in the house should know where it is. It is no different a few miles over in Norway.
